We offer a variety of services in different countries and this page is to give you basic information about Property Rental & Managment in general
Property owners normally enter into a 12 month contract with their management company and of course, it is important to select a company that functions well in the 2 main areas of concern.
The first of these is that it should have good contacts within the travel and tourism industry and a good online presence. This is in order to secure an adequate number of rental bookings. It is not always advisable to choose a company that has too many properties on their books as this can dilute the rental bookings to its clients.
The second concern is that you will require a company that genuinely takes good care of your home with regular maintenance and cleanings. It should provide good customer service, and even some “special touches” that result in repeat bookings, with satisfied guests and owners.
Many companies can accomplish the first of these with no problem, others are more effective at the second. Ideally, you will require a company that is competent in both areas. Of course there are some companies that are absolutely incompetent in both areas (and MANY have dissolved their companies to leave angry home owners in their wake).
We currently provide a dedicated rental and management service that offers a comprehensive service to administer your property in Orlando.
Our standard contract terms are standard for the area and our normal contract period is for 1 year. Clients can withdraw from our service if dissatisfied with 1 month’s notice.
THe following section refers specifically to a Florida Property. Other examples are available upon request.

Our standard fee structure for Florida is as follows:

$120 Admin Set Up Fee (One Time)
$120 Management Fee (Monthly)
$20 Pest Control Service (Monthly)
$75 Lawn Service (Monthly)
$85 Pool Service (Monthly)
$10 A/C Filter Service (Monthly)
$75 Lock Box Installation (One Time)
$85 Cleaning Fee (For Owner’s Guests Reservations)
Orlando Condominium or Villa with a Community Pool
$120 Admin Set Up Fee (One Time)
$120 Management Fee (Monthly)

$65 Lock Box Installation (One Time)
$75 Cleaning Fee
(For Owner’s Guests Reservations)

Additionally, we charge a commission of 20% of the rental income when we obtain a tenant for you. This applies to short term rental. Our long term rental commission is 10% for management and 5% rental commission.
You will find that having a competent and reliable Management Company can provide enough bookings to you, the homeowner, to allow you to generate enough rental income to offset or completely cover annual expenses or even provide a modest positive cash flow.
